With Hawaii’s rising property prices, affordable housing programs in condominiums offer a much needed alternative to cater to our community. Condominiums have double the inventory of single family homes, at half the price, making them a great option for many. I will break down the various programs available along with their requirements and direct links to applications! Please let us assist you with the buying process!

Do you meet the mandatory requirements?

 

What do all applications require? (Regardless of program)  

  • Must be 18 years of age 
  • U.S.  citizen or resident alien  
  • Physically present and living in Hawai’i 
  • Annual income cannot exceed roughly $85,344-  $149,352  
  • Minimum income requirements  
  • Assets caps  
  • Cannot own property currently or in last 3 years  
  • Cannot have already purchased affordable housing  

 

What if I don’t meet the Income Requirements?
Using co-signers may help you meet the income requirements and co-signers may get 1% title ownership.

Hawaii Housing Finance and Development Corporation (HHFDC) 

Who are they? 
A political and corporate body who’s mission is to serve and advance the general welfare, health, happiness, and safety of the land and community.

 

 

What buildings do they provide programs for? 

 

What is the Occupancy requirement? 
A 10 year minimum occupancy.

Hawaii Community Development Authority (HCDA)

Who are they? 

A state agency established to benefit the community through assisting  public and private sector community developments.  

 

What properties do they provide affordable housing units for? 

 

 

 

 

 

What’re the occupancy requirements? 

Depending on the property and unit, the minimum occupancy requirements are 2,5, and 10 years.

City and County of Honolulu (C&C)

Who are they? 

  A political and corporate body who’s mission is to serve and advance the general welfare, health, happiness, and safety of the land and community. 

 

What properties do they provide affordable programs for? 

 

 

 

 

 

 

 

 

What’re the occupancy requirements? 

The minimum occupancy is either 10 or 30 years depending on the specific property and unit.
